[ MUSIC ] For many couples today first comes love then a mortgage then maybe marriage. A recent study found that one in four married millennials purchased a home before saying I do and among couples aged 45 and older 14 % bought a home ahead of getting married. But a house is no minor purchase. And for unmarried couples there's a little more to consider. Proper planning can go a long way in protecting your finances. So consider this advice. For starters craft an agreement that states how you'll both contribute to the housing expenses during the relationship and in case you break up. Think of it as a home buying prenup.

You may decide to split all the costs including down- payment, mortgage, and taxes down the middle. But for couples with income or savings disparities, it may not be so easy to go 50- 50. You'll wanna craft a different arrangement that feels fair to both of you. Whatever you decide, get it in writing. Also, who's going to own the house? In other words, who will take title. Many unmarried couples offer some form of joint ownership, either as joint tenants or tenants in common, but if you're not sure you'll wanna work with a real estate attorney.
