[ MUSIC ] The biggest issues I see with first time home buyers is that they get into the process too early. Because it's so easy to find homes online, to find listing there's so many websites now. It's so easy to just pick up the phone and call a broker. They go out and start shopping based on what they think they want. When at the end of the day, what you need, the home you're gonna buy has nothing to do with what you think you want on day one. My three tips to first time home buyers is one, get pre- approved. That's it. It's super easy. Call up a banker, walk into to a bank, get pre- approved for a loan.

If you are getting a loan, and you are running around looking for a home, and you are not pre- approved already, it's like going to the mall without a wallet. It's a waste of your time, because maybe you can afford a lot more, and then why are you seeing all of these crappy houses. Maybe you can afford a lot less, and you need to bring yourself down just a little bit. Tip number two. I'm a little biased but I would say, always work with a broker. A buyer's broker in the United States is paid by the seller. The seller is going to pay a commission either just to their agent or they're gonna pay it to their agent and to your agent.

And the third tip I would give first- time buyers is to really buy within your means. The economy is in a funky place. The global market is in a funky place. Do not stretch yourself if you really, really feel uncomfortable with it because you never know what can happen. [ MUSIC ]
