## Transcript

Want to get the best mortgage rate? It's true that your rate is largely determined by your credit score and the type of home you're buying, but there are ways to lower your total cost. I'm Kristen Bellstrom and your Money Minute is starting right now. [ MUSIC ] Start online using sites like BankRate and HSH to search for rates submitted by lenders in your zip code. Then call the mix of national banks and credit unions. And remember to ask about fees as well as rates. You might want to try a mortgage broker. These middle men work with a variety of lenders, and may be able to give you a better rate than you'll find on your own.

Just be sure to ask about their fee. Some are paid by the lender, but others require that you flip the bill. You can lower your rate by paying points up front. To lower it one point, you'll typically need to pay one percent of the total loan. The more you pay, the lower your rate gets. To be sure it's worth the money, you'll want to compare the cost of the point to the amount you'd save on the lower rate. The longer you plan to stay in your home, the more paying points makes sense. When you apply, the lender has three days to give you a good faith estimate. Laying out what you'll pay in closing costs.

Make sure these costs are reasonable before you sign. And that is 60 seconds well spent. [ MUSIC ]
