[ MUSIC ] Starting point is to consider how long you're gonna have the particular property or the residence. With a longer holding period, looking at a fixed rate that could be potentially lock in, especially if that rate is attractive, would be something to look closely at. A fixed- rate mortgage will lock in todays rate for the timeframe of the loan. It could be a 15 year, it could be 30 year mortgage, but during that timeframe you know that your payment is going to be the same, and if interest rates rise, you'll not be impacted. I think for most people, having a fixed- rate mortgage. With a set amount that you know is coming up every month is the best way to sleep easy at night.

If you're going to be in a house for five years or ten years, the picture is quite different. Then you might look at an adjustable rate. But look for a five year or a ten year adjustable rate. That can be lower In comparison to a fixed rate mortgage. It may make sense to go ahead and take that adjustable rate mortgage, and move out before the mortgage adjusts. By that point, you would be long gone and have sold the property and never subjected yourself to those possible higher future. Don't put yourself in a situation where you need to predict the future of interest rates and have to refinance at a much higher rate when indeed you're going to be in the house for many more years.
