Are you itching to buy a new home? Well don't hit the open house circuit quite yet. There are a couple things you need to do first. I'm Kristen Bellstrom, and your money minute is starting right now. [ MUSIC ] Start by making sure your credit is at the top of its game. Order 1 of your free credit reports, check it carefully and fix any mistakes. Next, think carefully about how much house you can really afford. That number will depend on your financial situation, but here's a rule of thumb to get you started. Typically, your home should cost no more than two and a half times your annual salary.

Now talk to a mortgage lender about your options. Chances are you'll be choosing between a fixed rate loan with an interest rate and payment that stay the same and an adjustable rate mortgage which has an initial interest rate that stays put for a fixed period of time then later adjusts to match current rates. And don't forget your down payment. Many lenders require that you put 20 % down. Don't have that much cash? You may qualify for an FHA or VA loan that requires less. Finally, choose a lender and get preapproved. And if you're looking in a hot market, you may wanna go through an even more thorough process called preunderwriting.

That shows buyers your serious and it could be the factor that makes you the winning bigger on your dream house. And that is 60 seconds well spent.
