[ MUSIC ] We've had a strong couple of years in real estate, particularly because we came back from such lows after the 2008 financial crisis. I think you can probably expect real estate prices to continue to appreciate in the coming year, but probably not at quite the pace we've seen over the past couple years. Part of the reason is that real estate prices have just climbed a lot faster than wages have. So it's gotten harder and harder for young people who tend to drive the real estate market to afford homes. Then of course the Fed is also raising interest rates. The more it cost to borrow money, the less you can borrow to make a bigger down payment on a house.

So, that will also help constrain the rising real estate prices in 2016. With most economists expecting moderate price increases for next year, there is little reason to wait to sell your home. On the other hand, if you have to sell this year, you might as well go ahead and do it. It's unlikely that prices are gonna see a real significant jump, and you'll regret having sold a year from now. Across country, the market's still somewhat of a mixed bag. So if you're in a soft market and you're a buyer, it may make sense to bid aggressively. Say, 10 percent under the asking price. That way, at least you get to anchor the negotiations around your preferred price.

If you're in a tight market, you might not want to try that tactic. But if you're an older buyer Keep in mind you'll be competing against a lot of Millenials and Gen Xers who, they're really still just recovering from the financial crisis and they don't always have the financial resources you do. That means if you can, one way to stand out is to offer more than the traditional 20 % down, maybe even all in cash. And if you can, get pre- qualified for a mortgage. It's still pretty tough to get a mortgage these days. So if you can show that that is an option for you it can help you stand out against other bidders.

It's certainly not a weak housing market but as one of my sources said, the housing market really needs to pause for a little while for the rest of the economy to catch up.
