Once a sleepy fishing village east of the capital, Pattaya began to rapidly grow from the 1960s, today ranking among Thailand’s most visited cities. Drawn by year-round tropical weather and renowned hospitality, the city welcomes visitors from across Asia, as well as increasing numbers from Europe and the United States. From annual music festivals to an expanding international dining scene, Pattaya offers attractions for every type of traveler, both day and night.

The city also sits at the heart of Thailand’s Eastern Economic Corridor (EEC), which includes more than $45 billion in planned investment across Chonburi province. Alongside smart city developments aimed at transforming the region into a global economic hub, Pattaya is witnessing a surge in premium real estate development, with many initiatives led by Japan’s Rising Asia. Part of Rising Trust Group, known in Japan for large-scale hotel and renewable energy developments, Rising Asia is meeting the growing demand for high-standard accommodations in Pattaya. Since establishing in Thailand in 2014, the company has built a presence through close local partnerships. Rising Asia became involved in Thailand through community programs, a commitment they continue to uphold. “Initially, we donated to schools in the region, and now we work to employ former students,” said Kazutaka Suzuki, President of Rising Asia. Now, as an investment-focused developer, Rising Asia provides a one-stop shop for clients seeking to support Pattaya’s future. The company was the first Japanese developer to enter the Thai market independently, and now with strong bonds with local stakeholders, has enjoyed success for over a decade. “Pattaya is one of the most vibrant nightlife destinations in Asia. Over the past 15 years, I have watched the city develop with the same energy that Japan experienced during its earlier periods of growth,” said Suzuki. Rising Asia has already completed several developments in central Pattaya, with new projects currently underway. While each property adheres to the holiday-friendly specs of swimming pools, gyms and security, they also follow rigorous Japanese construction standards, including typhoon-resilient structural materials and details such as washlet toilets. “We always meet directly with our construction partners to ensure quality before signing contracts, and maintain staff on-site throughout the entire process,” said Suzuki. “When I speak to guests, they are amazed with the quality on offer.”

Drawing on Japan’s long experience with disaster-resilient construction, the company’s developments present a compelling option for investors seeking long-term value. Suzuki believes that this mix is key to spurring more high-quality developments in the future. “Being a Japanese company in the area is a huge advantage. Our reputation in Southeast Asia is very strong; people can trust our quality and timelines,” said Suzuki. “By leveraging this alongside strong local government relationships, we aim to make a lasting contribution to Pattaya’s development.”
