I may be selling my condo. A neighbor’s cigarette smoke is sometimes noticeable in one of my bathrooms. Am I obligated to tell potential buyers? –N., Alexandria, Va.

If an odor from an adjacent unit penetrates your home, contact your property manager and demand that it be fixed. In all likelihood, there’s a small hole somewhere in the bathroom that allows this odor to transmit from one unit to another, and it can be repaired. –Bill Wertz, Friday Harbor, Wash.

I don’t think you are obligated to tell. It is not a flaw with the condo they are purchasing. Would you necessarily volunteer that the people upstairs make a lot of noise or their dog barks a lot? –Terry Cohoat, Indianapolis

It would be unethical for you not to tell. If the prospective buyer has an allergy or another medical condition that might somehow be aggravated by smoke, not telling the person could be dangerous. –Laura Klein Plunkett, Taunton, Mass.
